A single-family preset at the defaults: $55 target rate, 20 percent margin, $45 minimum, 40 on-site minutes, 15 report minutes, 35 drive minutes, 24 miles at $0.67 per mile, and $90 per month insurance spread over 18 homes at 2 visits each. The on-site check is $36.67, the report is $13.75, drive labor is $32.08, the vehicle is $16.08, and the insurance share is $2.50, giving a true cost of $101.08. The recommended price is $125 per visit, paying $70.95 per hour after vehicle and insurance, so the verdict is PRICED RIGHT. A $50 gut quote pays $20.95 per hour, sits $51.08 below true cost, and leaves $75 on the table. The drive leak fires: drive, report, and extras outlast the actual home check. Why spread insurance across visits?
Bonding, insurance, and software cost the same whether you have 5 homes or 50. Here $90 a month over 18 homes is $2.50 per visit; at 5 homes it would be $9.00, which is why the share shrinks as you grow.
Why price the pool check separately?
A pool and spa check is ten minutes of real work, not a bonus. Ticking the box adds the labor line and fires the freebie leak, so it stops being given away.
What counts as concierge extras?
Vendor meets, errands, and package runs you are not billing for. Free minutes go in the leaks card and fire their own leak note, because they are paid in your gas money.
When does drive become the problem?
When drive, report, and extras outlast the home check itself. The leak note fires on exactly that, with the fix named: cluster clients by neighborhood or charge a travel tier.
