  • Quote tear-out and prep as their own lines. Hiding them inside a per-sqft rate is how margins vanish.
  • Count your trips. Dry time, inspections, and punch-list returns are labor; build them into the quote, not your weekend.
  • Lock the material grade in writing. A mid-job upgrade to premium tile or fixtures should trigger a change order, not a shrug.
  • Add a waste factor to every material line: 10 percent is standard, more for diagonal layouts and fragile finishes.
